RBI has a new system for statistical reporting. Beginning with the release of 2011 statistics, all data, including historical figures, are generated by these improved methodologies.

Why did we do this?

1. New data points - New information, such as Total Pendings, is now available. Also, the data can be analyzed by characteristics of the listing, such as sales by bank mediated status.

2. More accurate data - Some methods for calculations on prior reports were based upon flawed assumptions. These calculations are now more accurate, such as the count of Active Listings.

3. Provide new reporting - Previously, reports were limited in the data and the time frames available.  For example, Zip Code reports were not available prior to  2006. In the future, we will be able to provide new reports on geographies such as city, neighborhood or election district.

Rockville, MD (February 22, 2011) – Revised data released by RealEstate Business Intelligence (RBI), an MRIS company, shows an increase of 10.6% in pending sales in the January 2011 Washington, DC metro area housing market. The RBI Pending Home Sales Index™ [Washington, DC Metro Area], is a two-year moving window on the housing market using pending sales and median sales price. The results include pending sales through and including January 2011.  The market area includes: Washington, DC, Montgomery County, Prince George’s County, Alexandria City, Arlington County, Fairfax County, Fairfax City, and Falls Church City.

To track the local housing market and provide a relevant look at the start of the year, the RBI Pending Home Sales Index™ [Baltimore Metro Area] offers a two-year moving window on the housing market using pending sales and median sales price.  The results include pending sales through and including January 2011.  The market area includes: Baltimore City, Baltimore County, Anne Arundel County, Carroll County, Harford County, and Howard County.

As usual this time of year, brokers and agents have passed along inquiries regarding the whereabouts of the annual Year End stats and when this data will be available. The Year End aggregate data will be published within Detailed Reports for each County the week of March 2 (Note, this date had to be moved back a week due to unforeseen issues requiring additional processing time). We'll explain the reason for the publication date below (skip to the end to view the revised stats release schedule)...

MRIS has historically pulled the previous year's aggregate stats in the mid-February timeframe in order to allow for any procrastinating agents out there to submit closed transactions from last year, and RBI will be following the same schedule.
