Price per Square Foot in the Greater DC Area - Top 10 ZIP Codes in 1st Quarter

We've done a deep-dive into ZIP Code data for the 1st quarter of 2012 for the Greater DC Area. Part 1 looks at leading ZIP codes according to Average Price per Square Foot trends, including:

  • Most Expensive ZIP Codes by average price per square foot
  • ZIP Codes with Biggest Jump in average price per square foot (YoY)
  • Most Affordable ZIP Codes by average price per square foot
  • ZIP Codes with Biggest Dip in average price per square foot (YoY)

 

Method: We included all ZIP Codes that had at least 30+ sales in both Q1-2011 and Q1-2012 from these areas: Alexandria City, Arlington, Fairfax, Fairfax City, Falls Church City, Loudoun, Manassas Park City, Manassas City, Montgomery, Prince George's, Prince William and Washington, DC.  Out of all possible ZIP Codes in this region, 131 had 30 or more sales in the first quarter of both 2011 and 2012. Our Top 10 ZIP Code lists were pulled from this subset. 

Here are the results...

Nuggets:

  • Only 4 of the Top 10 Average $/SqFt ZIP Codes were in the Top 10 Median Sale Price. (20007, 20015, 20016, 22207)
  • FairfaxMost Expensive: 22101/McLean ($420/SqFt). Most Affordable: 22309/Alexandria ($194)
  • Montgomery - Most Expensive: 20816/Bethesda ($421). Most Affordable: 20886/Montgomery Village ($133)
  • DC - Most Expensive: 20007/Georgetown ($601). Most Affordable: 20020/Anacostia ($128)
  • Loudoun - Most Expensive: 20165/Sterling ($207). Most Affordable: 20105/Aldie ($175)
  • Prince George's - Most Expensive: 20740/College Park ($156). Most Affordable: 20745/Oxon Hill ($76)

 

Nuggets:

  • 91 of 131 ZIP Codes (70%) had a year-over-year increase in average price per square foot.
  • Fairfax: 25 of 36 ZIPs (69%) increased. Top: 20710/Herndon (+13.3%). Bottom: 22124/Oakton (-7.8%)
  • Montgomery: 12 of 22 ZIPs (54%) increased. Top: 20878/N Potomac (+28.9%). Bottom: 20815/Chevy Chase (-16.6%)
  • DC: 14 of 16 ZIPs (88%) increased. Top: 20019/Benning Heights (+38.2%). Bottom: 20016/Cathedral Heights (-6.2%)
  • Loudoun: 100% of ZIPs increased. Top: 20164/Sterling (+9.7%). Bottom: 20148/Ashburn (+1.1%)
  • Prince George's: 12 of 23 ZIPs (52.1%) increased. Top: 20737/Riverdale (+15.1%). Bottom: 20745/Oxon Hill (-24%)
